Large Developers are now seeing the Benefits of Dual occupancy and Dual Living Homes

Catalina Estate in Perth’s north, is leading the way as one of the best areas to build a new home. What a lot of people won’t be aware of, is they are also leading the way in Dual Occupancy and Dual Living offerings. This is the first estate that has gained local Council and WAPC approval to allow an Ancillary Dwelling (Dual Occupancy home) on blocks that are less than 450m2.
The current WAPC rules state and we quote, “ Ancillary Dwelling associated with a single house and on the same lot where: 1) the lot is not less than 450m2 in area”.
We have many investors ask if they could build on lots less than 450m2. Some of our clients have gained approval of sub 450m2 lots by being closer to railways or near busy transport areas. Some councils we have found are open to a concession of the standard rules.
This is great news to our clients and new family’s and investors not wanting a 450m2 lot.
The attached plan came in at $250,000 base price, which equates to only $125,000 per rentable area. This is better than buying an apartment as you can enjoy the growth of the land plus avoid strata fees. Not to mention the unbelievable rental yield this property will have. We currently still have land available in this estate for profitable Dual Occupancy and Duplex developments.
